Rent a room in Delft

Delft is a small city in the Province of South Holland situated between Rotterdam and The Hague. Delft is known for its (technical) higher education institutes (TU Delft, Inholland Delft) and is a city where you cannot escape student life. The city hosts around 22,000 students yearly and counts almost 100,000 inhabitants. Delft is a very charming and (student) friendly city with canals in the center which make you feel like you are in little Amsterdam. A real student city with various student associations and a good and active city to explore Dutch culture.  

Because of a significant shortage of housing and the small scale of Delft, the city is notorious to find a room, especially for the first semester starting from September lasting until February. Many students find suitable accommodation in The Hague or Rotterdam (which in some locations also has excellent connections to Delft). Dutch students in their master phase often move to either The Hague or Rotterdam as well to experience “bigger city” life  

Student accommodation

Many student-fraternity’s occupy some big historic houses in the historic centre–area, however this accommodation is generally exclusive for members of their fraternity. Besides that Delft has many residential flats offered shared student accommodation. In these apartments students have their own room (sometimes with balcony), with shared kitchen and bathroom. There are not many studios.

There are also some larger units that may have been converted in four-room apartments. Student housing with three or four rooms usually requires a permit from the municipality. Please verify with a potential landlord that all housing room rental permits have been received, this will be a key indicator of a trustworthy reliable landlord. Rooms are usually non-smoking.

The costs of student accommodation

Student housing room rates in Delft start at about €500 ranging up to € 750. Prices typically depend on location and quality of the premises. Sometimes government funded schemes or university arranged housing is cheaper – equally the supply is very limited. The use of gas, electricity and internet / Wi-Fi is sometimes included in the rent. Landlords usually charge a deposit.

Students should ask for a checklist to find out what is and isn’t included in the rent of the room they’re considering. Fully furnished room means that really everything is included, including municipality taxes issued to the occupier. If internet and/or taxes are not included then it is a partly furnished rooms. Unfurnished rooms for international students are uncommon

You are only eligible for rent benefit or housing allowance from the Dutch government / fiscal authorities / tax service office if you lease self-contained accommodation (kitchen, toilet and bathroom in your room).

Most international students in Delft find their room on the private market. Private housing market providers offer an endless range of rooms and apartments owned by an infinite number of private owners

Public transportation in The Netherlands is popular and widely available however you’ll find that most people prefer to cycle (especially in the small city of Delft) In general TUDelft is very easy to reach by train, bus, bike and even by foot in many cases (also assisted by the small scale)
